Welcome to Kensington Manor Apartments.
 

This is part of the housing contract and, therefore, should be read carefully. Questions regarding housing arrangements should be referred to the manager. 208-356-4473 manager@kensingtonmanor.net

 

1.        BICYCLES: Tenants may not store bicycles in the apartment at any time. Outside bicycle racks are available storage. Kensington Manor apartments will not be responsible for loss or damage to any tenants bicycle. Tenant is responsible for removing bicycle when checking-out of Kensington Manor Apartments.

 

2.        CHECK-IN AND CHECK-OUT PROCEDURES: Check-in and check-out procedures will be provided by your manager. Tenants must leave Kensington Manor Apartments immediately after having officially checked out. Those who leave Kensington Manor Apartments without checking out properly will be charged a $100 non-checkout fee.

 

3.        DAMAGES: Tenants are liable for any damages to the apartments. When more than one person is involved, each person will share in the expense. When tenants know who is responsible for any damage in public areas, they should furnish such information to the manager.

 

4.        DECORATIONS: Appropriate decorations are encouraged. No items may be attached to the wall with nails, screws or sticky tack. Each apartment will have designated holes for hanging items. If there are holes that are not approved, each girl will be charged actual cost for repair per hole. Windows and ceilings should be free from decorations.

 

5.        DISMISSAL FROM BYU-IDAHO: A student moving due to eviction or being asked to leave for disciplinary sanctions will pay 100% of the remainder of the contract.

6.        ELECTRICAL APPLIANCES: Tenants should be especially careful in the use of curling irons, electric razors, blow dryers, irons, toasters, crock pots, etc. Any damage caused by these appliances will be the tenant’s responsibility.

 

7.        ENTERPRISES AND BUSINESSES: The operation of a business enterprise on the premises of Kensington Manor Apartments is prohibited. (i.e. babysitting, dog sitting, cat sitting, outside jobs, etc.)

 

8.        FIRE/SAFETY: Decorations should not be attached to the ceiling or near window coverings. All burning embers, such as incense, and open flames are prohibited. Artificial Christmas trees are preferred. A $200 fine may be assessed for tampering with fire extinguishers or alarms.

 

9.        FIREARMS AND WEAPONS: Kensington Manor Apartments prohibits the possession or use of firearms, weapons, and facsimiles on property owned or controlled by Kensington Manor Apartments. For the purpose of this policy, firearms or weapons include any device which can expel a projectile, and/or other dangerous weapons, including knives, explosives, or other items which, in their intended use, are capable of inflicting serious injury.

 

10.     FURNITURE: Please keep furniture in regularly assigned area. No furniture may be moved out the room, apartment, to which it is assigned without management approval. Including couch cushions.

 

11.     HOURS: Students should be in their own apartments by midnight Saturday through Thursday nights, and 1 a.m. on Fridays. When attending University functions that end later than established curfew hours, such as plays and concerts, students should be in within 30 minutes after the event is over. Curfew during test week, including Reading Day, will be at midnight. Arrangements may be made through the manager for an overnight pass, should the need arise.

 

Visitation Guidelines – Men in Women’s Apartments

a.        Men and women may visit in apartments of the opposite sex beginning at noon. All must leave in time to arrive at their own apartment by curfew. Visitors need to be in compliance with the following guidelines:

i. There should always be at least three people in an apartment being visited by a member of the opposite sex.

ii.  Drapes and blinds must be left open. All lights must be on!

iii. Visitors of the opposite sex are not allowed in bedrooms, hallways, or bathrooms at any time.

iv. Visitors must have the approval of the roommates before being allowed in the apartment.

b.        All students and guest in the women’s apartment complex are expected to uphold the university dress standards. =

c.        The computer lab, laundry room, music room and exercise room are for tenant use only.

 

12.     HOUSEKEEPING: Tenants are required to maintain order and cleanliness in their living accommodations at all times. There will be a bi-monthly clean room/apartment clean check. Tenants will supply their own cleaning products to clean their apartment/room. If housekeeping falls below the standard set by the manager, any necessary cleaning may be done by the management approved person(s) and the tenant or tenants responsible may be charged an $18.00 hourly fee for the cleaning service, with a half hour minimum.

 

13.     INTERNET: Personal wireless routers are not allowed in the apartments, they interfere with our Internet services. If personal wireless routers are being used and found, tenant will be asked to remove them.

 

14.     KEYS: Keys to apartments and mailboxes will be issued by the manager at Check-in. Tenants are advised to keep their rooms or apartments locked at all times when not occupied. Kensington Manor Apartments is not responsible for items stolen or any damage done while the apartment is occupied. Kensington Manor Apartments keys are not to be copied or duplicated by anyone except the management. Key replacement is $20 for standard keys and/or mailbox keys and $30 for rekeying of the apartment door.

 

15.     LAUNDRY FACILITIES: Coin-operated washing machines and dryers are installed in the laundry room. Kensington Manor Apartments is not responsible for items stolen or lost in the laundry room.

 

16.     LINEN: Tenants need to bring their own sheets, pillows, pillow cases, blankets, bedspreads, towels, and washcloths. All beds are standard twin size. All tenants are required to provide their own mattress pad or mattress cover (BYU-Idaho required).

 

17.     LITERATURE, BOOKS, MAGAZINES, POSTERS AND PICTURES: Because of the environment of BYU-Idaho we wish to request all reading material, posters, or pictures must be consistent with LDS and BYU-I standards.

 

 

18.     MAIL SERVICE: As soon as possible after arrival at Kensington Manor Apartments, inform parents, friends, relatives, etc., of your correct address the address is:

Tenants should arrange their schedules to be available when luggage or packages arrive. Packages that are delivered to the apartments by a parcel service are sometimes stacked in the entry way by the office and their security cannot be guaranteed. When leaving Kensington Manor Apartments to go home, be sure to notify friends, family, magazine subscriptions, etc. of a change of address.

 

19.     MAINTENANCE: If a tenant notices anything in an apartment or room that requires repair work or maintenance attention, please notify the manager on our website www.kensingtonmanor.net or email the manager directly at manager@kensingtonmanor.net

 

20.     MANDATORY MEETINGS: At the beginning of each semester mandatory meetings are held to explain apartment rules and regulations that are critical for the tenant to know. All tenants will be held accountable for any information discussed or distributed in the meeting whether or not they attend.

 

21.     OCCUPANCY: Apartments and rooms will not be ready for occupancy before the first day of the contract. If arriving late for semester/block check-in, contact the manager to secure reservations so they will not be given to someone else. Please do not expect to be checked in or out of the apartment before 8 am or after 5 p.m.

 

22.     OVERNIGHT TRIPS: If for any reason a tenant will be gone from the apartments for the night, tenant should notify a Manager’s Assistant before leaving.

 

23.     PARKING: Tenants bringing cars must purchase a Kensington Manor Apartments parking permit ($5.00) from the manager at check-in each semester. Family, friends, or students not living at Kensington Manor may purchase a parking permit for $30.00 per semester (Rexburg City ordinance does not allow overnight parking on City streets from November 1 to March 1.)

24.     PAYMENT: If tenant will be paying for their housing in full, payment is due 30 days prior to check-in. If tenant chooses to be on a monthly payment plan, an unconditional agreement must be signed (please see Manager for details).

 

25.     PROHIBITIONS: Dart boards, Ouija boards, fireworks of any kind, explosives, illicit drugs, alcohol, gambling, open flames (or use of matches, candles, incense, etc.), pets or animals, and vulgarity or any rude and unusual disturbance are not consistent with BYU-Idaho standards and are prohibited.

 

26.     QUIET HOURS: Quiet hours are from 10 p.m. until 8:30 a.m. Monday through Saturday and all day on Sunday. Quiet hours are designed to help tenants have adequate time for proper study and sleep. Each tenant is expected to refrain from disturbing activities such as loud conversation and laughter or loud playing of radios, stereos, etc. Tenants do not have the right at any time to be so excessively loud that it is unfair disturbance to other residents. After quiet hours, friends and/or family are not allowed on the balconies.

 

27.     ROOM ASSIGNMENTS: All roommate requests need to be submitted to the manager at least 30 days prior to the contract beginning. Kensington Manor Apartments makes an effort to honor as many requests as possible when they are assigned the same apartment. (There is, however, no assurance that all requests can be honored.) Kensington Manor Apartments reserves the right to transfer or consolidate tenants to other than originally assigned rooms or apartments. Tenants are expected to sleep in their own rooms.

 

28.     SALES PEOPLE AND SOLICITORS: Unless authorized by the manager, no salesmen or solicitors are permitted at Kensington Manor Apartments.

 

29.     SECURITY: Tenants are counseled to lock doors to their apartments or rooms to protect personal belongings and to provide additional security. It is essential that each tenant take responsibility for apartment security, such as seeing that doors are properly secured and not propped open.

 

30.     SNOWBALLING /WATER FIGHTS: Throwing snowballs in the vicinity of the apartments is not permitted and is a violation of a Rexburg City ordinance. Water fights are also prohibited. Any disruptive behavior or damaging products is strictly prohibited.

 

31.     SOUND EQUIPMENT: Tenants are discouraged from bringing powerful or bulky sound equipment such as large stereos, radios, television, speakers, etc., because the noise is a disturbance to other tenants and space is limited. If any sound equipment is disturbing to other tenants, the management reserves the right to confiscate the equipment and hold it until the resident has the opportunity to take it home. No outside antennas are permitted.

 

32.     STORAGE: Kensington Manor Apartments has very minimal storage space available to the tenants. Repair or storage of automobiles, bicycles, motorcycle parts, or similar mechanical devices is not permitted in the apartment or room. Tenants leaving for a block or semester should take all their personal belongings with them. If tenant is off track and wishes to store items, there is a $5.00 charge per item, per month. If tenant is on track Kensington will store up to two (2) items free, anything after that is $5.00 per item per month.

 

33.     SUN BATHING: Clothing worn for sunbathing must be modest.

 

34.     TELEPHONES: Kensington Manor Apartments will no longer provide local telephone services in each apartment. There will be (2) apartments that will have a local phone access for any international students that require a landline to make calls with a calling card. No directory Assistant calls allowed. Tenants will be charged for all extra charges.

 

35.     VISITORS: All tenants are responsible for the action and behavior of their visitors. Visitors must observe curfew hours as well as BYU-Idaho standards and regulations. Tenants are not allowed to tend small children (younger than 12 years of age) in their apartment due to the liability this may cause.

 

36.     WHITE GLOVE: When tenants check out of the apartments, their room/apartment must be “white-glove” clean. The white glove inspection is part of the checkout procedure. If checkout is not completed properly, all or part of the $100 deposit could be used to cover itemized expenses. Damages beyond the $100 deposit will be billed to the student(s) responsible.
